01The opportunity

Between 2021 and 2025, Canadian purpose-built rental transformed from a fragmented, regionally dominated asset class into one actively contested by global institutional capital. That capital brought a new standard: institutional-grade underwriting, ESG-quantified operations, and return structures legible to investment committees that had seen every variation of this deal globally.

The developer was scaling through exactly this window — a vertically integrated platform with over a thousand units delivered or under construction, and an institutional joint venture signaling market validation. Federal programs like CMHC's ACLP and MLI Select had made purpose-built rental viable at scale — but had also raised the precision required of every assumption, as financing advantages were increasingly bid into land values.

02The challenge

The firm needed a truly institutional-grade underwriting platform built around how it actually operates: its deal structure, its CMHC financing strategy, its separate land entity, its IRR-driven waterfall, and its sustainability advantage. The model needed to work in both English and French, meet the due-diligence standards of international capital sources, and present every dimension of the investment thesis with the same precision as any global operator in the market.

A capital partner had to be able to audit the model in their own language, with no dimension of the thesis obscured.

03The approach

InstitutionalModels™ delivered a fully integrated, bilingual development platform built on our institutional Model Architecture — data, calculations, and outputs in distinct, auditable layers. A built-in dictionary serves as the mapping layer, and a single toggle adjusts every header, label, and output between English and French dynamically.

The land entity is separated from the development entity, and the model reflects that precisely: the Land Entity cash flow operates as a fully independent proforma, with its own capital stack, fee layer, and returns, before the land transfers to the development entity at a point in time decoupled from joint-venture formation.

A model the firm could present to any investor in any language — with every dimension of the investment thesis visible, traceable, and defensible.
